BOOKING TERMS & CONDITIONS

We highly recommend you have holiday/travel insurance prior to making a booking.

MAKING A BOOKING

You must be 18 years of age or over to book accommodation and stay at Kosel Treehouses.

The maximum number of guests in the accommodation is two adults.

All bookings via our online reservation system should be treated as provisional until you receive confirmation from us via email. To secure your booking a non-refundable deposit of 25% (or full payment) of the cost of your stay is required.

Bookings must be paid in full 8 weeks before your arrival date. If your booking is less than 8 weeks from the date of your stay the full cost of your stay is required.

When you submit a booking and payment via our online reservation system you will be requested to read and accept these terms and conditions of booking. You will receive an automatically generated booking confirmation and payment summary by email to the email address you provided at the time of booking. This booking confirmation email forms a contract between you and Kosel Treehouses.

If the balance is not paid by the due date Kosel Treehouses reserves the right to re-let your accommodation and retain the deposit.

The prices featured on the website are not binding. We reserve the right to modify these prices at any time. The price stated on your booking confirmation email is binding.

Kosel Treehouses reserve the right, at all times, without statement of reason, to refuse or cancel a booking.

ARRIVAL & DEPARTURE TIMES

Your accommodation will be ready from 4pm on the day of arrival, and must be vacated by 10am on the day of departure.

Due to the remote location of the treehouses we recommend arriving before dark to help you get your bearings. If you do arrive after dark, automatic low level lighting will help you find your way from the car park to the treehouses. We ask that if you are late you keep noise to a minimum to respect the local wildlife and other guests.

We ask you vacate the treehouses on time to give the cleaning staff sufficient time to get the treehouses ready for the next guest. We reserve the right to charge a late departure fee of £50/hr should you not vacate on time.

CANCELLATIONS & REFUNDS

If you cancel within 8 weeks of your arrival date, we will endeavour to re-let your accommodation. If we are unable to do so, then regretfully we will be unable to refund any monies paid.

Should you cancel prior to this date, we will refund any monies paid, less your non-refundable deposit, or reschedule your stay for another date.

If you are unable to travel due to personal illness our cancellation policy will apply.

We strongly recommend that you have appropriate holiday insurance cover in place.

In the unlikely event that we need to cancel your holiday, we shall inform you as soon as possible and refund all monies paid to us, by you within 14 days.

If Government policies restrict travel and you are unable to travel to stay with us, you will have the option to postpone your stay to a later date (subject to any differences in price applicable for the new dates) or receive a full refund.

GUEST BEHAVIOUR & NOISE

Kosel Treehouses is in a quiet, remote location in the countryside. To maintain the peaceful nature of our site, we do not allow any music or radios outside of the treehouse. Please use headphones if you are listening to music outside.

After 11pm, we ask that you keep all noise to a minimum and the only sounds you should be able to hear are the badgers or deer rustling in the woods of the hoot of owls in the trees as you gaze at the stars above. Kosel Treehouses is not the place to party until early hours in the morning – if that’s what you seek this may not be the place for you.

In exceptional circumstances, we reserve the right to ask your party to leave if there is repeated noise after having received two warnings. As you will have breached the terms of your contract with us, no refunds will be forthcoming.

Drugs or prohibited substances are not permitted in the treehouse or on site, at any time.

Visitors are not permitted in the treehouse at any time.

We provide an outdoor seating area, fire pit, BBQ and hot tub (Skapya only) for guests to enjoy during their stay.

Please note:

  • You use these entirely at your own risk and must use them in an appropriate and safe manner;
  • We accept no liability for injury as a result of using this equipment inappropriately or whilst under the influence of alcohol or drugs;
  • The hot tub (Skapya only) is for maximum 2 adults only;
  • You must not use any of these under the influence of alcohol or drugs.

COMMERCIAL USE OF THE PROPERTY

The treehouse is rented to you for purely non-commercial leisure purposes. Filming, photography or other commercial uses including influencers/blogger content creation must be done with prior authorisation from Kosel Treehouses management. Additional charges may apply for commercial use.

CLEANING, DAMAGE & BREAKAGES

Please leave your accommodation tidy and let us know if anything gets broken so we can replace it for our next guest.

Accidents happen and we will only charge for replacements in exceptional circumstances, as we expect a fair degree of wear and tear.

If we are not notified about any damages, however small, and the damage is directly attributable to the guest, then we reserve the right to request payment to cover all damages incurred during your stay.

All cleaning, under normal circumstances is included as part of your stay. If additional cleaning is required, including washing up dirty crockery/pots, additional cleaning of the interior or fixtures and fittings then Kosel Treehouses reserves the right to charge for this work at a rate of £15 per hour. The Kosel Treehouses reserves the right to invoice guests following their stay.

Guests will be charged for any item(s) that are removed or lost from the accommodation.

DOGS & PETS

As dog owners ourselves we know the pleasure of being on holiday with your pouch.

If you wish to bring your dog, we welcome a maximum of 2 dogs at Kalmynsi Treehouse. Please notify us at the time of booking since an additional fee of £25 per dog, per stay is charged to cover additional cleaning and wear and tear.

Sorry but Skapya Treehouse is dog free and no other pets are permitted unless agreed directly with Kosel Treehouses prior to your stay.

We ask that dogs are not allowed on any of the furniture including the sofa, chairs and bed. Should specialist cleaning be required Kosel Treehouses reserves the right to invoice guests following their stay.

As the surrounding area is home to a range of wild animals, birds and plants plus the neighbouring field sometimes contains livestock which can be scared by dogs, we ask that you keep your dogs on close control.

If you wish to take your dog into the field above the treehouses, please keep them on a lead at all times due to the livestock and make sure you close all gates behind you.

A dog bowl will be provided in Kalmynsi Treehouse but we ask that you bring all other items including bedding for your dog with you.

SMOKING

Smoking is not permitted in the treehouse buildings or outside on any wooden decked area.

Smoking is permitted at ground level but please extinguish cigarette butts fully and place in the small metal ash bins provided outside the front of each treehouse and dispose of them responsibly.

CANDLES

Due to the high fire risk with a wooden structure, the use of candles, tea lights, and any naked flames other than those used to light to wood burning stove are not permitted in the treehouse building or wooden deck area, at any time.

FIREWORKS & CHINESE LANTERNS

Due to the high fire risk with a wooden structure and disturbance caused to surrounding wildlife/livestock, the use of fireworks, sparklers and Chinese lanterns are not permitted across the entire site, at any time.

FIRE PIT, BBQ AREA & HOT TUB

A purpose-built fire pit and seating area is provided for outdoor cooking and campfires. There is also a portable charcoal Weber BBQ available for your use.

Please keep campfires to the designated fire pit area and do not light fires anywhere else on the site.

Only use the firewood provided in the wood store. Please do not collect branches and twigs from the surrounding woodland as it may be set aside for wildlife habitat. Additional fire pit wood is free of charge and available from the wood store behind the tin shed near the car park.

The Weber BBQ are stored on top of the wood store. Charcoal for the Weber BBQ can be purchase elsewhere as required. We ask that you clean the BBQ after use and replace it on top of the wood store.

Skapya offers a wood fired hot tub. This will be pre-filled for you with water to the correct level. You will be required to light the stove to warm the water. Detailed instructions are provided in the treehouse along with dedicated dressing gowns – please follow these instructions. We ask that you do not use the white dressing gowns provided in the bedroom outside but instead use those supplied in the hot tub pack.

Use of the fire pit, BBQ and Hot Tub can be dangerous and is at the user’s own risk.

SERVICE UTILITIES

Should there be a failure in a utility service (e.g. water, heating, electricity, sewerage) please notify Kosel Treehouses management immediately and we will aim to restore the service as quickly as possible. However, should any utility service failure extend beyond a 12 hour period from notification, for your health and safety reasons you may be asked to leave the accommodation and your accommodation fee for the duration lost will be fully refunded or you will be offered to re-book for another time, subject to availability.

EXTERNAL LIGHTING

Kosel Treehouses are situated near an Area of Outstanding Natural Beauty (AONB) and it has been carefully designed to provide maximum guest comfort and convenience whilst respecting the surrounding natural environment and its native inhabitants.

Rechargeable lanterns are provided in the treehouses for your convenience, and we encourage guests to arrive before dark to familiarise themselves with the surroundings.

At dusk, we kindly ask that you close the blackout blinds and draw the curtains to reduce external light pollution and minimise the impact of lighting on the nocturnal wildlife, such as bats.

The exterior pathway and car park lights are on sensors and will turn on/off automatically for your convenience. This is to help reduce light pollution whilst also providing lighting to make sure you can access the treehouses safely.

RECYCLING & THE ENVIRONMENT

All our waste is handled by a third-party contractor who segregate the waste at their site in Cornwall prior to recycling.

Anything that they can’t recycled is then sent to a energy from waste plant and turned into electricity so we avoid sending any waste to landfill.

Spare bins bags will be provided for the bins in the treehouses. When full please deposit these in the main metal bins to the rear of the tin shed near the car park. We also ask that you put your rubbish in here on departure.

SAFETY

You are reminded of the higher degree of risk a woodland environment presents and you should take appropriate and reasonable care for your safety and the safety of others at all times. This includes wearing suitable clothing and footwear for the terrain and weather conditions during your stay. You are fully responsible for your own safety at all times.

PERSONAL PROPERTY

Kosel Treehouses will not be held responsible for any loss or damage to any property on Kosel Treehouses premises. Vehicles, accessories and contents are left at the owner’s risk. It is recommended that your holiday insurance covers loss or damage to personal effects.

ACCESS, CARS & PARKING

Kosel Treehouses car park is accessed of a steep minor road that is suitable for most vehicles. Please drive slowly and carefully being considerate of neighbouring properties on your arrival and departure.

In adverse weather conditions involving excessive snow or ice, it may not be possible to get your vehicle to the parking area. In such circumstances Kosel Treehouses will advise where to park your vehicle.

There is parking for one guest vehicle per treehouse. In the event that you wish to bring more than one vehicle please notify Kosel Treehouses at least 14 days in advance who will advise where to park the additional vehicle.

The car park is gravel and there is a slope from the car park to a flat level pathway (30m to Kalmynsi and 60m to Skapya) which we ask you to take care walking over especially when dark.

EXTREME WEATHER

Kosel Treehouses holds no responsibility for guests who are unable to attend the treehouse due to extreme weather or traffic conditions (e.g. snow, flooding, high winds, road traffic accidents / congestion, train delays, etc.). If a guest is unable to reach Kosel Treehouses due to adverse weather conditions or travel issues, you will lose your full payment and an alternative date will not be offered. Please ensure you have full holiday / travel insurance to cover such eventualities.

If we make the decision to cancel your stay for safety reasons due to extreme weather (snow or high winds), we will offer you an alternative date, subject to availability.

FORCE MAJEURE

Kosel Treehouses accept no liability for events prior to or during your stay totally beyond our control, e.g. destruction of property due to flood, fire, earthquakes or acts of nature; or if the property becomes uninhabitable due to irreparable damage or on Health & Safety grounds that could not reasonably have been foreseen. In such instances, refunds will be at the discretion of Kosel Treehouses management.

KOSEL TREEHOUSES RESERVES THE RIGHT TO CHANGE OR AMEND THESE TERMS AND CONDITIONS AT ANY TIME.
